Furnace flue sealed off since the house was built
The tenant said the heater did nothing when switched on. In the attic we found the furnace's exhaust flue had been sealed off when the house was built, seven or eight years earlier. Every time the furnace ran, the combustion gases emptied into the attic, and the moisture had rotted the surrounding wood. Testing it for a few minutes was enough to feel sick. The attic was sealed from the living space, which is the only reason those gases hadn't reached the rooms. We shut off the gas and had the owner call a roofing company.

New-build AC that kept tripping the breaker
A new home in Irvine's Great Park whose AC kept tripping. The day before, the company that installed the system added a hard-start kit. It lowered the start-up current, but the breaker tripped again ten minutes after they left. With a thermal camera we found the fault was the breaker itself: one point in the panel was running over 100°F while the AC drew a normal 12 amps. We replaced it and re-terminated the wiring. After ten minutes of running, that spot read about 91°F, the same as the rest of the panel.
